    Colorado House Bill 23-1099/Statutes 38-12-902 & 38-12-904

    Our community accepts Portable Screening Reports prepared by a consumer reporting agency within the previous 30 days at the request and expense of the prospective tenant. The report must be made directly available to the Landlord for use in the rental application process. The credit report is required to include the name of the prospective tenant, contact information, verification of employment and income, last known address, and each Jurisdiction indicated in the consumer report. Criminal history is also required. The criminal history report is required to be in compliance with Statutes 38-12-904. The criminal report must have the prospective tenant's name and include all Federal, State, and Local convictions. When a prospective tenant submits Portable Screening Reports meeting the requirements of Statutes 38-12-902 and Statutes 38-12-904, all fees associated with the prospective tenant's credit and criminal history screening will be waived.

     

    Our community uses a third-party vendor to process prospective tenant applications to protect your privacy. Should a residency application be denied, the third-party vendor will provide a written notice stating the reasons for the denial. Suppose a prospective tenant is charged an application fee to obtain consumer reports. In this case, the prospective tenant may obtain a copy of the reports by contacting the third-party vendor who processed the residency application. The contact information for the third-party vendor is available on the Application for Residency. A copy of this document is provided to a prospective tenant once the Application for Residency is submitted to the Landlord.
